Concrete Cleaning And Sealing

Total Concrete Protection: This proven process is the result of 35 years’ experience, proven ASTM testing and quality expert application.

The process begins with a mildewcide cleaner applied to the entire surface. The cleaner breaks down, and loosens ground in dirt, mold, mildew, grease, and oil stains. Next, we hydro pressure hot water deep clean the surface with a 30-inch surface cleaner to lift and suspend all contaminants. The entire area is flushed clean leaving the surface bright, cleaned and prepared for the caulking, repair and sealing process. All control joints, expansion joints and cracks are cleaned and prepared with a diamond grinder. High grade backer rod, sand and urethane caulk is then applied to fill the voids and form a water tight seal. This process often overlooked is very important, the purpose is to keep water from getting under the slab, forming voids, creating puddles, freezing and ultimately lifting, sagging and moving the concrete slab. The last step is to apply a wet on wet coat of clear penetrating sealer. Our sealer is different. It is a (1) time application. Meaning! When completed, it never has to be sealed again. The sealer chemistry is such that it penetrates on a molecular lever. Seeps into the slab. Reacts with the concrete, fills any voids or air pockets, again on a molecular level! Over time it turns to a crystal, hardens, densifies and solidifies the slab from the inside out.

After you have made your TCP purchase, your concrete is now cleaned, joints are caulked, cracks are repaired and sealer is applied. No water thru joints and cracks, protecting the underneath of the slab; no water thru the surface of the slab protecting from freeze/thaw. While we never encourage using salt for ice melting, sometimes it is necessary and it gets on our driveways from the streets. Not to worry! Our sealer has a chloride barrier to deter salt damage.
